This is one of the factors that have led to the great gap in the office rental between the two markets and office movements."

Transactions in the office market increased by 40%, rents depend more on supply than COVID19 related issues

"Savills recorded that the number of leasing transactions of office buildings in 2020 and Q1/2021 were 40% higher than which of the same period in 2019. Particularly from Q4/2020 to Q1/2021, the average leased area has increased remarkably, which was shown in the increase in number of transactions of over-1000-sqm office space. According to Ms. Hoang Minh Nguyet, Director of Commercial Leasing Savills Hanoi, Grade A office rents in Hanoi or Ho Chi Minh depend more on the future supply than issues relating to COVID-19."

"Industrial continues to be the ‘poster child’ for Viet Nam Real Estate, with mounting enquiries and increased capital market activity. Despite enforced travel restrictions, the China + 1 model is being increasingly pursued by manufacturers seeking to mitigate risk and diversify supply chains. John Campbell, Savills Industrial Services Manager, said increasing prices and occupancy levels in key industrial zones in Viet Nam may challenge multinational businesses requiring locations near major cities like Ha Noi and HCMC."
