Why Occupiers Should Consider Multi-Generational Offices?

In Viet Nam, the Generation Z (Gen Z) workforce is growing, especially in sectors like information technology (IT), manufacturing, service, and e-commerce. To meet employee demand, businesses should consider how their offices and corporate culture can play a role in attracting talent, retaining employees, and supporting long-term and sustainable business operations.

Evolving employee demand in the workplace

According to the Viet Nam General Statistics Office (GSO), by 2025, Gen Z will account for nearly one-third of Viet Nam's working-age population. Savills Impacts 2023 highlights that these workers usually prefer offices that are designed for work-life balance, personal interaction, and teamwork with colleagues.

Kirsty Toye, Deputy Director & Senior Strategist at KKS Savills said: “Young workers who are aware of broadening specialised knowledge and experience are those who tend to find opportunities to interact and connect with colleagues in their working environment.”

On average, four to five different generations work within a single office. To cater to changing dynamics while balancing the needs of workers of all ages, companies should review their workspace strategies.

Key characteristics of multi-generational offices

Savills surveyed 943 workers across four generations, including Baby Boomers (those born between 1946 and 1964), Generation X (those born between 1965 and 1980), Millennials (those born between 1981 and- 1996), and Generation Z (those born between 1997 and 2012). The report drew two key conclusions about what employees demand from their working environment.

Workers across generations value individual work but believe it is healthy to spend 30% of each day interacting with colleagues or clients.

Next, offices with integrated amenities are key motivators for all generations. While Baby Boomers and Gen X prioritise convenient transportation and meals, Millennials and Gen Z prefer sports facilities and collaborative spaces.

Hoang Nguyet Minh, Senior Director of Commercial Leasing, Savills Ha Noi said: “Offices are no longer just for work and clocking in at 9 and leaving at 5 after work. Working hours are changing and overtime is increasingly common. This means businesses also need to give their teams time to rest and recharge through diverse amenities.”

“Businesses are starting to incorporate amenities and services like meals, snacks, drinks, gyms, entertainment areas, or even specially-designed spaces offering childcare. These features support increased efficiency, interaction, and employee loyalty. They can also be used for branding and tools to attract new talents,” Minh added.

Viet Nam’s office outlook

To meet and keep up with changing employee demands, many companies are selecting offices with green certifications that cater to health, wellbeing, and environmental protection. These offices usually deliver health and lifestyle amenities such as fitness centres or coffee shops.
