Savills Vietnam Appointed As The Property Management Agent Of Song Da Building

January 2026, Song Da Corporation - JSC appointed Savills Vietnam as the property management agent for the Song Da Building on Lot HH4, My Dinh Urban Area, Pham Hung Street, Tu Liem Ward, Ha Noi. This appointment marks a long-term partnership between two well-established brands, with a shared goal of enhancing operational quality, asset value and the project’s competitiveness as the office marketplace increases emphasis on operational efficiency and user experience.

Song Da Building was designed as a professional office complex, with two 27-level office towers (Towers A and B) and a five-level Tower C dedicated to commercial services. These buildings are equipped with an integrated technical system that includes elevators, central air conditioning, and amenities for day-to-day efficiency. Each level also has flexible leasing areas of 800 sq m/floor, catering to a diverse range of tenants with varying operating models.

As Ha Noi’s office market becomes more dynamic and competitive, effective property management plays a critical role in maintaining stable occupancy levels while enabling owners to control costs and sustain attractive long-term rentals. At the Song Da Building, Savills has adopted the asset lifecycle management approach, combining day-to-day operations with a clear upgrade roadmap to improve overall performance.

Savills prioritises tenant experience with refined processes, implementing frequent tenant care programs, and organising engagement activities to create a professional and modern working environment.

A key focus of the management strategy at the Song Da Building is the development and implementation of a robust technical management system, based on real operational data and proactive maintenance processes. All of which helps ensure stable performance of M&E systems, central air conditioning, and other critical equipment, supporting efficient and uninterrupted building operations. This implementation not only strengthens tenant confidence in daily operations but also allows the owner to plan maintenance costs in a more transparent and effective way.

Savills works closely with the developer to create periodic upgrade plans for technical systems and supporting infrastructure, based on performance assessments and the actual needs of tenants. These upgrades follow a clear roadmap, with a focus on improving operational efficiency, optimising energy consumption, and enhancing user comfort. Through carefully selected annual improvements, the property management team supports the owner in controlling operating costs, keeping asset performance, and reinforcing the project’s competitive position against comparable buildings in the market.

Alongside these upgrades, Savills is also advancing its sustainability agenda, moving toward a greener building operations model. Key initiatives include monitoring indoor air quality, prioritising environmentally friendly materials, and installing energy-efficient lighting in public areas. Adding greenery to the lobby and shared relaxation spaces, combined with green office engagement activities for tenants, not only reduces environmental impact but also creates a more pleasant workplace, meets increasingly stringent ESG standards, and appeals to large companies, especially multinational corporations.

Vu Kieu Hanh, Director, Property Management, Savills Hanoi, states: “In an increasingly competitive office market, a project’s performance is no longer defined by its scale or the timing of its initial investment but largely by how the asset is managed and optimised throughout its life cycle. Maintaining long-term appeal for existing buildings requires a flexible management model that can adapt to changing tenant needs and expectations. At Savills, our approach to property management goes beyond ensuring stable operations. We focus on maximising space utilisation and cost effectiveness, working alongside developers to protect asset value and maintain a sustainable competitive position in the market.”
