Spotlight: The Life Science Sector in the South East – June 2017

The life sciences sector continues to thrive in the region and with strong levels of take-up and high levels of investment into the sector we forecast strong levels of occupational demand to continue

■ The pharmaceutical and health sector has historically been a key driver of occupational demand in the South East office market. This theme was prevalent in 2016 and has continued into 2017. This has been caused by strong levels of merger & acquisition activity in the region combined with increasing employment in the sector.

■ Pharmaceutical and health occupiers appear to be less rent sensitive than other business sectors; they were involved in three transactions that resulted in a record or current cycle high rent being achieved for each individual market in 2016.

■ The sector's footloose credentials were underlined in 2016 as on average they relocated 13.8 miles in 2016, highlighting that they are prepared to move further to secure the right premises in order to attract and retain highly skilled staff.

■ There will be further collaboration between pharmaceutical and technology companies which will lead to clusters forming. Both sectors are set see to employment growth in the region. There has been strong levels of investment into pharmaceutical companies in the region which bodes well for job creation in the sector.
