Atlanta’s office market opens 2026 with strong leasing momentum

Leasing activity in Atlanta’s office market started 2026 on a strong note, carrying forward the momentum that closed out 2025. In Q1 2026, 2.5 million square feet (msf) of leasing activity was recorded, up 0.3 msf year over year and surpassing the five-year quarterly average of 2.0 msf. The largest lease of Q1 was AT&T’s 166,000-sf new lease at 1200 Abernathy Road. While renewals, expansions and relocations continued to drive activity, an increase in new leases points to improving tenant confidence, particularly in prime assets. Despite lingering economic uncertainty, occupiers remain confident in the Atlanta market, positioning the office sector for continued momentum in 2026, supported by strong corporate confidence and a business environment that continues to attract and retain top firms.
