Leasing activity dips slightly, although still 8.0% above the five-year quarterly average
Leasing activity across Los Angeles (LA) totaled 3.5 million square feet (msf) in Q1 2026, decreasing by 8.5% quarter over quarter, although up a modest 2.7% year over year. While activity remains subdued compared to 2019 totals, the market did register signs of incremental tenant expansion, as two new entrants each secured spaces of more than 90,000 square feet (sf). The largest transaction of the quarter was the North Los Angeles County Regional Center’s (NLACRC) 166,867-sf headquarters renewal and expansion at 9200 Oakdale Avenue. Notably, NLACRC increased its footprint by nearly 50.0%, a meaningful divergence from the broader trend of occupiers rightsizing space amid hybrid work adoption.
