Submarkets show mixed performance
A new year opened with varied performance across submarkets. Regional net absorption was negative 156,398 square feet (sf) compared to the 1.0 million square feet (msf) of absorption recorded in Q1 2025. Northeast PA was the only submarket to report positive absorption, closing the quarter with 1.3 msf of occupancy gains. The Lehigh Valley and Central PA submarkets recorded negative absorption of 735,597 sf and 729,227 sf respectively. During Q1 2026, RWJ Logistics occupied nearly 1.1 msf at 450 East Arthur Gardner Highway, while WEL Companies moved into 110,705 sf at 151 North Chestnut Hill Drive. Both transactions were in Northeast PA.
