Austin begins 2026 with robust leasing activity

Leasing activity in Austin accelerated in Q1 2026, extending the momentum seen through 2025. Quarterly leasing reached 1.4 million square feet (msf), up 30.9% over the year and above the five-year quarterly average of 1.2 msf. Technology firms accounted for the majority of quarterly leasing, led by NXP Semiconductors’ 225,000- square-foot (sf) new lease at 6433 N Champion Grandview Way. Additionally, SB Energy’s purchase of the 1.1 msf campus at 6801 River Place Boulevard affirmed the sector’s commitment to investment and growth in Austin. Other large deals included Cigna’s 40,100-sf expansion at 11515 Burnet Road, WebAI’s 40,000-sf new lease at 515 Congress Avenue and the City of Leander’s 40,000-sf commitment to anchor the new development at 1133 Main Street.
