Cold store facilities - A shining star in an environment of uncertainty

COLD STORE FACILITIES – A WELL-PERFORMING SPECIALISED SUBMARKET

While the prospects for mainstream industrial and logistics space face headwinds due to geopolitical uncertainties and competition from neighbouring countries, one sub-sector continues to shine. This sub-sector, however, is not well researched and not well understood by many in the real estate industry. Welcome to the Cold Store (some would call it Cold Chain) industry. 

Cold Store refers to physical premises which offer temperature-controlled space. Cold chain logistics offers various temperature ranges, including deep-freeze ( -25 to -30-deg C), chill (2 to 8-deg C) and controlled ambient (15 – 20-deg C). The various temperatures provided are for different kinds of products ranging from meat and dairy to pharmaceuticals. Ultra-cold ranges, like -70-deg C, are for highly specialised items like vaccines and laboratory samples. Because the storage of food is almost always involved Cold Store facilities are often located in Food Zones here. (A Food Zone is a designated area, often in industrial estates specifically zoned for food manufacturing, processing, and related activities.)
