In 2025, Chennai’s office leasing market saw an absorption of 9.1 mn sq. ft., fuelled by GCCs that comprised 38% of total activity. OMR Zone 1 micromarket continued to lead the city’s office market activity, contributing 36% of total leasing, followed by PTR and MPR with 21% and 17%, respectively. Large-sized deals accounted for 51% of the total activity in 2025, reflecting occupier’s growing confidence in portfolio consolidation and long-term commitments.
